Can you work as both a licensed GC and a sub on commercial projects?

Yes. CGC062491 allows us to accept commercial scopes as the GC of record or as a licensed sub under a larger GC contract. The project’s permit structure determines which role fits.

Do you work from engineer-stamped structural drawings?

Yes. We require engineer-stamped drawings for structural concrete scopes. We review them before mobilization, flag conflicts, and coordinate with the engineer of record when the project requires it.

What's included in your estimate?

Scope description, square footage or linear footage, mix design (PSI), reinforcement specification (rebar size, spacing, cover depth), permit-fee estimate, and a target pour date. The estimate is what we bill — not a floor for negotiation.

Do you pull permits for commercial concrete and masonry?
Yes. We pull all required permits under CGC062491 as part of the scope, submit to the local building department, and track status. You’ll know the permit status before we start.
Do you self-perform both concrete and masonry?
Yes. Our own crews place the structural concrete and the reinforced CMU masonry, so footings, cell fills, bond beams, and pours are coordinated instead of handed off to separate subs.
How long before a commercial slab can take load?
Foot traffic is typically fine 24–48 hours after the pour, light loading after 7 days, and full structural cure for design loads at 28 days.
Do you work in gated communities?

Yes. Many projects we take in Cape Coral, Bonita Springs, and Naples are in HOA communities. HOA architectural review is typically the builder’s or developer’s responsibility — we provide material specs and finish information when the review requires it.
